BP1870 starts with Theodore Hoste albeit identifying him as son of James by Elizabeth Walpole. However, www.thepeerage.com shows all of James's children as by Ann Burleigh. We follow the web site as it appears to have been based on detailed research and, with Theodore being identified as a younger son, this goes some way to explaining why no mention is made in BP1870 of the family estate of Sandringham.
